Burley

A little further from the Universities than Hyde Park but still great for people needing to get into the City Centre quickly. It has its own train station and is located conveniently near Cardigan Fields Leisure Park. This makes it great for students and professionals alike that don’t necessarily want to live and work in the city centre. Burley is also on the perimeter of Headingley which provides easy access to shops bars.

Headingly

This area is particularly convenient for Beckett Park students. This thriving location really has a cosmopolitan feel and is full of trendy bars, clothes shops and restaurants. It is also the home of Headingley Stadium which plays host to worldwide sporting events as well as being the home ground of the Yorkshire County Cricket Club, Leeds Rhinos Rugby League team and the Yorkshire Carnegie Rugby Union team. This is an ideal location for students who want a quieter lifestyle but still a young atmosphere. This is also an extremely popular area for professionals. Headingley provides a great mix of leisure options, students, Leeds natives and professionals which gives the area a nice balanced environment.

Woodhouse

This area is very close to the University of Leeds, with many of our properties providing a view of the Parkinson Steps from their window. Properties tend to be great value in this area and the location is also brilliant. Woodhouse benefits from a range of local amenities, which include banks, bakeries, local shops, doctors and excellent transport links to the city centre.

Our student housing operates in line with the academic year from the 1st July to the 30th June. At Avtar we take into consideration the student lifestyle, such as studying away from home and wanting to earn some extra cash! That’s why we offer flexible contract such as; September starts, 10 month contracts, and summer rent discounts, all of our amazing flexible arrangements will be advertised on the property listings.

For your convenience, we can add all bills inclusive packages to many of our properties. Our competitive bills inclusive option covers; gas, water, electricity, TV licence and Virgin media Wi-Fi, so there will be no extra hassle for you to find the best rates and remember to pay all your bills on time!

Groups

Our properties can accommodate various groups of occupants and range from 1 bed to 9 beds, which is ideal for house shares and people that want to meet new friends.  In our vast experience of student lets, we have found that second year students tend to live in larger groups and mature students tend to go for smaller houses. Properties

At Avtar we start advertising our properties for the next academic year in late October, as we know that prospective tenants start looking for properties around this period. This will help to avoid the mad rush that occurs during the beginning of the New Year and give you enough time to find your ideal property.

We make it as easy as possible for you to secure your property. Properties can be reserved with a non-refundable admin fee and the deposit paid at the time of signing. We ask for guarantor letters from UK based students and overseas students can provide scholarship letters to prove their finances.

Our accommodation

Student pricing is listed either as monthly or weekly rents, with prices ranging from £60pppw to £110 + pppw. To convert your monthly rent into weekly, multiply the monthly rent by 12 then divide by 52, this will give you an accurate weekly rent.

As standard, bedrooms are furnished with, bed, desk, desk chair, clothes storage, blinds or curtains. Often landlords will put in extra furnishings in the rooms or you can bring your own furniture for extra storage. Other household furniture includes sofas, coffee tables, and dining tables. Always ask the negotiator what furniture is included in the property. More luxurious houses may include TVs etc.

They will be allowed to access information about your account and also details of your tenancy. The guarantor only guarantees the individual and each tenant on the short hold tenancy agreement will each need their own guarantor. To become a guarantor you must be a UK home owner, credit checks may take place to ensure your guarantor is suitable.

What kinds of tenancy will I be on?

You will be on a Joint and several contract. This kind of contract means you are not only all legally obliged to pay your rent collectively but also that you are all legally obliged to pay for bills. Should the tenant and guarantor both default on rent payment the landlord will legally be able to look at the rest of the group for payment.

Specimen copies of contracts are available inside the branch should you wish to read through this before committing to a property with us.

Once your tenancy contract is signed by all parties, you will be given either a paper copy or email version for your reference.

Tenancy renewal

As valued tenants we offer a half price admin fee to all those who renew with us.

Rent payments

When signing your agreement you will be given the option whether to pay monthly or quarterly. We will request that you set up a standing order so regular payments are made from your bank to Avtar Properties. Payments can also be made via our website, in the office or by bank transfer.
