Lettings Process

1. Register
You can contact us via the website, by phone or in person by visiting our office. We recommend that you sign up to our free property email alerts to be amongst the first to receive details about the very latest properties matching your requirements.

2. Viewing
Select the properties you wish to see using the search facility on our website then contact us to arrange a viewing. We recommend conducting viewings as soon as possible as we do operate on a first come first served basis. During the busy letting season properties can be let within hours. All property viewings are accompanied by a lettings negotiator who will be on hand to answer any questions that you may have.

3. Reserving the property
Once you have found a suitable property you will be required to fill in a pre-tenancy application form and pay the signing fee. It is at this point that we take the property off the market and it becomes reserved for you. Signing fees vary from £60 - £100.

4. Tenancy Forms
On completion of paying the signing fee you will be given a pack containing all the relevant forms. These forms include an Application Form, Guarantor Form (if a student) and a Specimen copy of the contract. We will book an appointment for you to return within 7 days to sign the contract, return the forms and pay the deposit.

5. Referencing
If the applicant is not a student we will be required to reference them. This process normally takes between 3 -5 working days provided all the necessary information has been provided. The residential, employment and credit status will be confirmed and where applicable a landlord reference will also be sought. Should a reference not be deemed satisfactory we may still proceed if the applicant can provide a guarantor.

6. Contract Signing
The contract signing should take no longer than 45 minutes provided that the application forms have been filled in prior to the appointment. You will then be provided with the tenancy agreement which should be read through thoroughly and then signed. You will also be given a standing order mandate for you to fill in so that we receive your rent each month or quarter. At this point we require the deposits. Deposits can be paid by card, cash or cheque. The deposits are then sent to The Deposit Protection Service (The DPS). For more information please visit their website on

7. Check In
When it comes to your move in day it is important to ensure that all forms have been returned, all deposits and first month/quarter’s rent has been paid. Keys will normally be available for collection from 9.30am, they will not however be released to anyone if there is any documentation or monies outstanding. We provide a welcome pack with the keys. This contains useful phone numbers, information on utilities and an inspection form for you to complete and return to us within 7 days.

8. Check Out
As your tenancy is drawing to a close we will send you a ‘check out pack’. This will include information on how and when to leave your property as well as deposit returns. Keys are normally to be returned by 12 Midday on the last day of the tenancy. Deposits should be returned within 28 days providing there are no deductions.
